We choose the location, design and build each project, and open it to club members from day one. If we wouldn’t invest in it ourselves, we don’t open it.

We don’t sell other people’s projects: we create them. That’s why we can open them to investment with complete information and stay by your side until they pay off.

    We look for land in areas with real tourist demand, good connections and a favourable tax framework. We only go ahead when the numbers work.

    We build the project

    Architecture, permits, local contractors and site supervision. We design every product to be lived in and rented out all year round.

    We open it to members

    Every project is presented to the club first. You take part with full documentation, follow construction in the app and receive your share of the result.

What is Caribea?
A real estate investment club. We choose high-potential destinations in the Dominican Republic, develop residential and tourism projects, and open each project to investment by our members. They share in the result and we take care of everything else: land, permits, construction, sales and management.
How do I join the club?
Fill in the questionnaire on this website and we’ll call you to get to know you. If we’re a good fit, we present the open projects, their numbers and the terms of participation, and give you access to the members’ app.
What’s the difference between investing capital and buying a property?
Investing capital, you put money into a club project and receive a 10% return in the first year and 12% in the second, exiting at 24 months: you manage nothing and get your capital back at the end of the term. Buying a property, you acquire a specific home in one of our projects, which you can use, rent out or sell whenever you like.
What is the minimum investment?
It depends on each project and the form of participation. We give you full details when we present a project, together with the timeline and estimated return.
Can I invest in the Dominican Republic without living there?
Yes. Most of our members live in Europe, the United States or Canada. Meetings are by video call, all paperwork is digital and signing can be done in person or through a power of attorney.
What is the CONFOTUR Law and how does it benefit me?
It is the Dominican tourism incentive law (158-01). In classified projects it can exempt property tax and income tax on rentals for 15 years, as well as transfer tax on the purchase. Benefits depend on each project’s approval; we tell you the status of each one.
How do I follow my investment?
With the Caribea members’ app: you see your holdings, construction progress with photos and videos, signed documents, your payment schedule and every update on the projects you’re part of. We also write to you at every major milestone.
